Quick guide to the process of the re-mortgage

  • Once instructed we will send you our client care documentation and questionnaire for your completion. Once you have read and completed the forms, and signed the client care letter you will need to return these to us together with your original identification (in order that we comply with the Money Laundering Regulations Act 2003).


  • Once these have been received we will apply for an up to date copy of your legal title from the Land Registry (so long as the property is registered) or if unregistered, we will need the deeds either from yourself if the property is currently un-mortgaged or your existing Lender.


  • We will then check the legal title and ensure that the title is satisfactory for mortgage purposes. We will at this time deal with any issues that may arise. At this time we may apply for provisional redemption figures from your Lender(s) to ensure that there is enough proceeds from the re-mortgage to pay all the charges and our costs and expenses.


  • Once we receive your mortgage offer we will then report to you on the product which you have obtained, liaise with yourself in relation to any special conditions attached to the mortgage and send the mortgage deed to your for signature together with any other ancillary documentation which your Lender may require.


  • Once all the documentation required from you has been received signed, all the special conditions have been satisfied and a copy of your buildings insurance schedule has been faxed to us which has your new lenders interest noted thereon, we will then be in a position to set a completion date request the mortgage advance from your new lender. This is normally between 2-5 days after receipt of the outstanding items – which is dependent on your Lenders requirements.


  • We will then order up to date redemption figures from your Lender(s) calculated to the day of completion.


  • On the day of completion we will redeem the existing charges over the property and deal with any other payments which need to be made in accordance with the mortgage offer and any financial charges on the legal title. We will also take our costs and expenses from the mortgage advance (and pay any broker fee you may have with your mortgage broker) and if there are any monies due to you from the re-mortgage these can either be paid by cheque or alternatively can be paid direct into your bank subject to a bank fee. Your new mortgage will then commence on that day and the mortgage deed dated the day of completion.


  • You will need to speak to your new mortgage company as to when the first payment will be made and ensure that any direct debits/standing orders to your existing Lenders are cancelled at this time (you must ensure that you DO NOT do this before completion).


  • We will then deal with completion and registration formalities at the HM Land Registry and arrange for the existing charges to be removed and for the new Charge in favour of your new Lender to be registered.
